With all the drama of 2010, we are welcoming what we hope will be positive changes for 2011!! Some of the changes are already in effect or will be soon. Many recent changes impact homeowners, home sellers and landlords. These are all safety issues for ourselves and our tenants. We should want to “beat this one to the punch”!
As of August 1st, 2010, Oregon law requires you to remove an uncertified woodstove or fireplace insert if you are selling your home. You can tell if your device is certified by looking on the back for a certification sticer from Oregon DEQ or the US Environmental Protection Agency (EPA). If you need help removing such a stove, contact your local woodstove retailer or chimney sweep or a good handyman (call me for referrals). If you choose to remove it yourself, take it to your local metal scrap recycler of landfill to properly dispose of it, and make sure you get a receipt from the contractor or business that takes it. By April 1st, 2011 if your home has gas heat you must have a carbon monxide detector on each level with sleeping areas before it can be sold. Landlords must also provide detectors for rental properties. You can learn more about carbon monoxide and detectors here.
And, remember home sellers and landlords, the laws have been in place for awhile regarding smoke alarms. The sale of transfer of any dwelling unit requires that proper smoke alarms are installed in accordance with the state building code in force at that time.
